1) Payment / Deposit / Cancellation
Upon booking, an advanced payment of 30% of the total rental fee is due. The booking becomes definite when confirmed by the landlord.
The renter may at any time withdraw from the contract under the following conditions:
- up to 42 days before arrival: CHF 100 – handling fee
- 41 to 10 days before arrival: 50% of rental fee
- 9-0 days before arrival: 80% of rental fee
A cancellation insurance is recommended.
2) Number of persons
The apartment must not be occupied by more persons than listed on the booking confirmation. Additional guests must be declared in advance. The tenant issues guest cards based on this information.
3) Termination / unforeseen extreme cases
If, due to force majeure (natural disasters, etc) the apartment can not be rented, the reservation may be canceled without compensation. The landlord can not be held liable for any damage that impairs the tenancy (electricity and water interruptions).
4) House Rules
The apartment is taken over in faultless condition. Any damage must be reported immediately after arrival or otherwise they will be charged at the expense of the tenant. Any damage occurring during the rental period must also be reported immediately. The tenant may not change the purpose of the premises or make any changes without the consent of the landlord.
When returning the apartment, it must be left in a reasonable condition. The dishes are to be rinsed and put away in their usual place. The waste must be disposed (in appropriate bags) in the provided molok-container.
The apartment is not suitable for Sabbath.
Pets are generally not permitted. For dogs, the landlord may grant an exemption (on request). Animals may not relieve themselves in or next to the house or disturb any other tenants in any way. In case of any inconvenience, the landlord is entitled to expel the animal from the apartment immediately. In this case the tenant must still pay the contractually agreed fee as well as any additional expenses.
